Florida Apartment & Multifamily Broker

I am Chris Minchin, a licensed Florida real estate broker (BK3282270) and an apartment and multifamily broker who has sold apartment buildings and nothing else since 2013. I focus on Florida multifamily under $3 million, I show you what your building is worth and what is selling around it, and I answer my own phone at 321-275-KING. When you are ready to list, it is 4%, paid only at closing, on a one page agreement that runs ninety days.

What a Florida apartment broker does

A good apartment broker does four jobs. He prices the building from real income and real expenses, not from the number you hope for. He puts it in front of buyers who have already told him what they want to buy. He negotiates the contract. And he stays on the deal through the buyer's lender, the appraisal and the closing table, which is where most deals that die actually die.

Any broker can win a listing with a big number, because saying it costs him nothing. The test is whether the number survives a buyer's lender. I price every building to survive that appraisal, which is why I show my math on the methodology page.

Apartment broker or multifamily broker: same job

Owners search for both, and they mean the same thing: a commercial real estate broker who sells income buildings of five or more units. In Florida, a building with five or more units is financed with a commercial loan rather than a home mortgage, so it is priced on its income and sold to investors, which is a different job from selling a house. Duplexes, triplexes and fourplexes usually go through residential agents. From five units up, that is my work.

I sell garden-style complexes, older brick walk-ups, small mixed portfolios and everything between, mostly under $3 million. If you have been calling it an apartment complex, a multifamily property or just "the building," you are in the right place.

Where I work in Florida

I sell apartment buildings across Florida. Each county below has its own page with the per-unit sale prices I track there, sales back to 2005, and rents since COVID. The statewide numbers behind them are in 30 years of Florida apartment prices and Florida rents since COVID.

If your county is not listed, the work is the same: run the numbers and I will pull the recorded sales around your building.

How I work as your apartment broker

Price

Your value comes from county recorded sales, current Florida insurance costs and post-sale property tax reassessment. Run your building here or read how an apartment building is valued.

Fee

4% at closing, no marketing or administrative fees. I explain what the fee buys, and what other Florida commercial brokers charge, in this breakdown of commercial broker fees.

Process

A written price opinion, a one page ninety day listing and a buyer list matched to your building, step by step on the process page. If you are weighing the big national firms, read the honest comparison, including where they win.

Money

Selling has tax and financing consequences. I cover 1031 exchanges, capital gains and seller financing. I am a broker, not a tax advisor, so your CPA applies them to your situation.

Who I am

I started selling apartment buildings in 2013 at Marcus & Millichap and went independent in 2018. Thirteen years, one asset class. You can verify my license on the Florida DBPR site, and the rest of the story is on my about page.

Questions about hiring a Florida apartment broker

What does a Florida apartment broker do?

A Florida apartment broker values your building, markets it to qualified buyers, negotiates the contract and carries the deal through the buyer's lender, appraisal and closing. In Florida the broker must hold a real estate broker license, which you can verify on the DBPR site. Mine is BK3282270.

How much does a Florida apartment broker charge?

I charge 4% of the sale price, paid only at closing, on a one page, ninety day listing agreement. Commercial commissions vary by firm and deal size, so ask any broker to put the fee and the term in writing before you sign.

How do I choose an apartment broker in Florida?

Check the license on the DBPR site, ask who personally works your deal after you sign, ask how long the listing agreement locks you in, and ask how the broker prices a building. A broker who quotes a big number without showing the income math is selling you, not pricing the building.

What size apartment buildings do you sell?

Mostly Florida multifamily under $3 million, the segment the national brokerages tend to hand to junior teams. I work with owners of five or more units across the state.

What is the difference between an apartment broker and a multifamily broker?

There is none in practice. Both terms describe a commercial real estate broker who sells income buildings, usually five units and up. Multifamily is the industry word and apartment broker is what most owners type into Google. What matters is that the broker prices your building on its income, the way a buyer's lender will.

Do I need a commercial broker to sell a five-unit building?

A five-unit building is financed with a commercial loan, so the buyer's lender underwrites it on income, not on comparable houses. A broker who works commercial multifamily knows how that lender will value it and how to keep the deal alive through the appraisal. That is the difference between a listing price and a closing price.

Do you work statewide in Florida?

Yes. Buildings are priced off recorded county sales, so the work is the same in any Florida county. Start with the no-cost valuation and I will tell you what recorded sales say about your building.
