The figures on this site come from public Florida records that I pull, clean and check myself. You are welcome to quote them. Please don't lift them wholesale.

• Quote or cite any figure, chart or finding in an article, a report, a presentation or an answer from an AI tool, with credit to The Apartment King and a link to the page it came from.
• Summarize what a page says, in your own words.
• Use the numbers privately to think through your own property.

Ask me first before you

• Republish a table, chart or dataset in whole or in large part.
• Use my figures, charts or tables in another brokerage's marketing, listing materials, offering memorandums, broker price opinions or client presentations.

Where the numbers come from

Each page names its own sources, such as the Florida Department of Revenue parcel and sale files, the Zillow Observed Rent Index, HUD Fair Market Rents and FRED. The public records themselves belong to everyone. What this page covers is my work on top of them: the selection, cleaning and analysis, and the tables, charts and writing.

The figures are provided as they are, deemed reliable but not guaranteed. They are not an appraisal.
